Brickwork packages in Manchester

Manchester is around 80 miles from our base in Welshpool, beyond our core area of Mid Wales, Shropshire and the West Midlands. We're available for projects anywhere in the UK, and Manchester is one of the places where that suits larger packages: housing phases, apartment schemes, and commercial or public-sector brick and blockwork for developers and main contractors.

The distance is too far to travel there and back each day, so on a Manchester job Kris stays in local accommodation close to the site for the duration of the work. That keeps the working day on site, not on the motorway.

A busy residential market

Greater Manchester has seen a large amount of residential building, much of it apartments in and around the city centre, as well as housing estates in the surrounding boroughs. There's also a steady run of commercial, education and healthcare buildings. Brickwork on these schemes ranges from facing brick outer leaves on houses to brick cladding on framed apartment blocks and public buildings.

Regulations

Manchester is in England, so building work follows the Building Regulations for England and the UK Government's Approved Documents, not the Welsh guidance that applies in Powys. Many apartment schemes in the city are tall enough to be "higher-risk buildings" under the Building Safety Act 2022. That means buildings at least 18 metres high or with at least seven storeys, and at least two residential units. Their design and construction go through the Building Safety Regulator, and changes to the approved design are tightly controlled. We build to the approved drawings and specification and don't change details without the designer's agreement.

How we run a package away from home

Working away from base means the planning happens up front. Before committing, we agree the programme and sequence, scaffold and loading arrangements, deliveries and storage, and when we'll be on site. We keep the site manager updated throughout. Quality standards are the same as on our home patch: bricks blended from several packs, consistent gauge and joints, openings set out from the drawings, tidy scaffold lifts, and early warning of anything that could affect the programme.

What a Manchester package would include

On a housing phase, the package would normally run from DPC to wall plate on each plot: facing brick and blockwork leaves, ties, trays, closers and insulation to the specification, lintels and openings to the schedule, and any stone details. On an apartment scheme it's the same skills over more storeys: setting out from grid lines, datum levels and gauge carried up the building, openings held plumb and in line, and brick cladding to the frame with ties and restraints fixed to the designer's details. On commercial or public-sector buildings it's brick cladding, engineering-brick plinths and blockwork to the specification. That last type of work is what our public-sector photos show.
